CABÜ By the Sea is a new luxury seaside resort, featuring 13 eco-friendly cabins that recently opened in St Marys Bay, Kent. The cabins benefit from highly insulated interlocking timber panels. Energi IQ was commissioned by the developer Silvertown Properties to complete the SAP Calculations and ‘On Construction’ EPCs for this development.

Background

This newly created retreat lies on a natural stretch of privately owned grassland next to the seafront between Romney Marsh and the English Channel. The development included a variety of accommodations, ranging from Studio cabins to a three bed Boat Houses.

Energi IQ was commissioned by the developer Silvertown Properties to completed 13 no. Part L SAP Calculations and ‘On Construction’ Commercial Energy Performance Certificates for this new development.

Our Approach

Working closely with the Architectural and M&E team members on this project our Energy Assessors took a detailed approach to Thermal Modelling, performing in-depth analysis to discover accurate data regarding the buildings performance. This included obtaining detailed Fabric Performance values, Heating System efficiencies, Hot Water Performance figures and specific details of the Lighting efficacies.

By undertaking this deep data specific modelling we avoided having to use pessimistic ‘default data’ assumptions that can have a negative effect on SAP Calculations and EPC ratings.

Outcomes

  • All units achieved B or C rated Energy Performance Certificate
  • Compliance with Part L1A
  • Aligns with ESG strategy
  • Increases sustainability credentials
  • Avoids compliance failure with Minimum Energy Efficiency Standards (MEES)  legislation
