The Pollen Estate is an historic estate that lies in the heart of Mayfair. The estate is approximately 35 acres in size and comprises of the freehold of over 40 properties including predominate tailors, shops, galleries and offices on the renowned Savile Row, Cork Street, Old Burlington Street, Clifford Street & Maddox Street.


Background
From April 2030, in compliance with the Minimum Energy Efficiency Standards (MEES) all commercial landlords of private rented non-domestic properties in England will need to have an Energy Performance Certificate (EPC) rating of ‘B’ or higher. Not making improvements to meet MEES targets may lead to compliance failure, penalties, depreciation of asset value and issues securing future lease agreements.
Energi IQ were appointed to deliver 78 no. EPC Plus Reports for The Pollen Estate in Mayfair for their office space and retail outlets on Savile Row, Cork Street, Old Burlington Street, Clifford Street and Maddox Street.
Using our bespoke EPC Plus Reports service we were are to investigate site-specific measures to improve the Current EPC ratings of their Portfolio of buildings to be compliant ‘B’ rated EPCs.
The Challenges
The challenges of improving the EPC ratings across the estate included:
- The reliance on a dated gas HVAC systems
- Existing incandescent or fluorescent lighting
- Poorly insulated building fabric
- Inefficient ventilation systems
Our Approach
Using the Baseline models as the starting point for the EPC Plus Improvement analysis, several individual measures where analysed in the DesignBuilder software to improve the EPC rating for each property.
Where possible we aimed to recommend measures that will have minimal disruption to the day to day occupants of the building.
We then analysed cumulatively combining the individual measures in order to show the overall effect of implementing multiple measures together. Determining the optimum combination strategy requires modelling scenarios that reflects the most appropriate prioritisation criteria such as cost and EPC point improvement.
The final reports also provided indicative capital costs for these measures along with estimated payback periods for implementing the improvement measures.

By implementing all proposed measures the properties could realistically achieve ‘B’ rated EPCs. These measures included:
